When looking up properties for rent I can only find Apartment not houses Please advise.

Go to a property manager. You can usually find them at realtors.

Give the house a try first because if you don't like it you can move out and get an apartment much easier than if you have signed a lease on an apartment and then find you don't like it. If the repairs are more than you can afford then see if you can work something out with his mom to pay less rent so you can afford to make repairs and you are not living in a dump, also you could use this as a learning experience and make it a do-it-yourself project. What better canvas to learn on :-) The drawbacks to an apartment: 1) You have very close neighbors and no control over them at all. 2) You are typically signing a lease and giving a deposit. So up front out of pocket could be first, last and security. Also you have to hope you get a good landlord. 3) You are paying for something that you will never own. 4) You don't get to make any choices in anything that is done to the place up to an including what repairmen get to come into your home.

Some people that own houses own apartments. There are websites out there that show houses for rent. You can go to google and search for that. Hope this helps.

since rent houses are often owned by individuals (read: old men), you're more likely to find them listed in the newspaper rather than on-line

The best place to look for houses in your local newspaper. Many newspapers are online and you can search the classifieds there.
