I changed the carpet in my units whenever necessary. All of my leases run a year and sometimes the carpet, particularly in pet units, will need to be changed at the end of a lease term. If there are stains that my cleaner cannot get out, tears, shredding, seam deterioration or wear patterns (crush) in high traffic areas like at the entry or hallways, I replace it. That being said, I had a tenant for 10 years, who never wore shoes in her unit, had area rugs in almost every room and was obsessive about spot treating her carpets. I had the carpets cleaned for her annually, but she wouldn't let me replace the carpet until she vacated. It saddens me that there are so many landlords out there who don't provide their tenants with a clean, sanitized, beautiful place to live!

Not very often. They only change it when it is really bad and the former tenant has moved out after living there for ages....

More often than landlords think they need to, that's for sure.

Just keep it clean, and you don't have to change it
