we live in two story apartment building landlord lives in the other apartment apartment.the significant other complains we dont mowe lawn i feel they are responsidle for that unless they pay us to do so or knock rent off. we also have known them before we moved in here and i feel thats we they feel we she do it i think if we were just tenants they wouldnt be saying nothing.no there was nothing in lease about it

Check the lease. I know in a similar situation our landlord maintained the lawn but not snow removal and it was perfectly legal. Also, check your local (state) websites for your rights and landlord's rights.

If you were renting a single family residence and the lease said nothing about mowing the lawn, you would be presumed to be responsible for it yourself.

In a multi-family residence if the lease says nothing about mowing the lawn then you have no responsibility for that whatsoever.

Go back and look at your lease again. Most leases have a section on landlord responsibilities. Typically it states that the landlord is responsible for all repairs and maintenance on the property. Lacking anything else in the lease regarding the lawns, it's clearly the landlord's duty.

Tell your landlord to "pay up or pound sand."

It depends on a whole gamit of things. Who did it in the past? What does State &/or municipal Law say? Since your lease doesnt detail who is responsible for lawn maintenance then look to your local and state laws b/c they will then come into play. also look at your lease again. There maybe some vague claims as to responsibilities. If the lease says the maintenance and up keep of the apartment are the soul responsibility of the tenant then you are responsible regardless. It doesnt matter who knew who prior to the contract. You may want to try to find out who kept up the lawn prior to your move in. If prior tenants did so then it's an established rule that you must maintain the lawn. Also, what is the custom of apartments such as yours? If in general apartments like yours customarily are kept up by the tenant then common law requires you do the same.

I will tell you this, do not withhold rent from your land lord for anything you deam as "services in lue of rent" unless there is an agreement allowing for it. The reason why I say this is b/c in Texas basically only thing you are paying for is liveable shelter and by withholding any portion of rent (without it being allowed for in the lease) allows the Landlord to evict the tenant. Also, Landlords in Texas can evict the tenant for not keeping the dwelling maintained (i.e. clean, livevable, free of vermin, lawn mowed) It all depends on common practices, your type of apartment, etc.

I would look to your local and state Law to find your answer b/c it varies from state to state and municipality to municipality. Texas has something called "Redbook" laws for apartment tenants
