I am looking for a house to rent. I found this town-home that I like so far. I am worried he may turn me down for some reason because it seems to good to be true. I have skipped out on a lease five years ago. Does an application fee mean credit check as well?

It just be part of the process, however if your problem is just skipping on a lease, tell the truth and the reason you skipped, I would not turn you down for that

An application fee can cover a credit and background/criminal check. My parents have rental property in Oregon and run both on all perspective tenants. If you have bad credit they could still rent to you but they may ask for more deposits. GET EVERYTHING IN WRITING. unless specified all deposits are refundable. Learn what the tenant rights are in your specific state too. I'm personally not a big fan of leases. Life can change and they maybe a reason to need to vacate that premises within the next 30-60 days. not the 6 months you have remaining on your lease. If you "bailed" on a previous lease and owe back money's to a previous land lord that could show up on your credit check and make you a spotty candidate. Always be honest. For some landlords if your upfront and tell them hey i was in college (for example) all my room-mates left me unexpectedly i was stuck with a large rent and had no other choice by to leave early. If your situation is different now they maybe understanding. If you trashed the last place. You might not be so lucky.

If the rentor has any sense at all it should mean a credit check. What reason did you have? If it is something that is likely to repeat you are a rental risk.

they will definately check credit, they might also check to see if there are judgements against you... something that is public record at the court house
