Hit the phones and offer deals. I've seen some Realtors offering a flat $250 to list new homes for high volume builders. Most builders are willing to pay the full 3% sellers commision, but not much for the lister, which IMHO is appropriate, since most listers don't do dick.

Most home builders have an "exclusive contract " with a realty company (in AZ anyway). Your Realtor Association should have some ideas and assistance as well

The way it works is very simple, if a Realtor finds land for a developer they usually get the list back. At least that's the way I do it.

Either they contract out or like I often see is agents that work for the builder do it themselves.

In this business it who you know and what you know,Talk to them keep yourself in front of them and dont solicit their listings if they already have a listing contract.The comment that listing agents dont do ----- is totally incorrect and the poster shows his lack on any knowledge of the business. 1 ad in one newspaper over the weekend can cost more than $250.00 You have no clue sir.
