Service One told me last winter they were red tagging it because the heating elements were damaged. They did not, however, suggest I move immediately, like the local gas company would have, so that's why I'm wondering if there even IS a problem, so want to at least forwarn potential buyers.

Here's what to do: fire up the furnace. I know it's already warm, but give it a shot. Does the heat come on? Crank up the thermostat beyond the current temperature. Then... Run it for 10 minutes.

There, see. either you have a problem you can fix or pass on in your ad.... OR you don't.

If you don't have a furnace problem, it's better to not mention it and keep things a little less complicated for your sale.

If it needs repair... this is a fairly good time to take care of it. And, then... it will be fixed and not complicate your sale.

By advertising that there is a key issue that may need to be fixed, you place an ambiguous hassle to your potential buyers. Most will look to the neighboring ad and select what they think is a hassle free purchase.

Mobile home for sale in very good shape, great location, family park? etc. all appliances in good shape, at this time the only article needing attention is the heater and the value of the heater we can deduct from the cost of the selling price. PS you may want to up your asking price just a touch to offset the expense of the heater.
