What I want to know is ways to attract buyers. One way I heard was to bury a St. Christopher statue upside down in the yard. Run your own ad. I thought other successful sellers might have ideas. Like yellow flowers etc.

Keep paint colors neutral fresh and professionally done.
Put fresh flowers in a few spots....make a pot of coffee and leave some bottled water out with a 'help yourself' sign....they will linger longer.Cook a pie or a turkey or something homey but not overpowering just before they arrive....the pea soup thing was a great idea.
Remove personal items from all rooms....especially the bathroom....closets....bookcases.....kitchen counters......remove all clutter! If possible take some of the furniture from each room to make it look larger.
Make sure the house shines inside and out.
If you stand with your head upside down and look between your legs you get a differ rent view of your home....sometimes looking into a mirror that is facing into the room will have the same effect....almost like seeing it from somebody else's eyes. You can take pictures and study them to see how they would look if placed in an ad....good luck.... I am preparing to do the same thing right now!

Quick suggestions curb appeal is key for the initial visit. Next remove all clutter and personal items. A minimalist approach on furnishings is key. Set your table like you are having guest over, place your furnishings in a way where you notice key elements, like the fireplace, make sure everything is clean, have your carpets cleaned in advance. Make sure the paint looks fresh, that's just to name a few. It may be a sacrafice to pack up early however the payoff will be there when you see that sold sign in the yard.

Flowers on the outside are nice, but I think in my opinion to include pictures not only of the outside of the house but the inside too. If they like what they see... they will come! Also list any extras that are with the house, like enclosed porch, pool, if appliances stay etc.
Just because your house looks good on the outside, may not look good on the inside...the key is to seal the deal. Do a little bit of work outside and inside...and make sure it's odor free from animals if you have any.

Call in a cleaning service to make sure it's clean. Call in the gardener to make sure it's tidy on the outside. Pick up some good split pea soup and put it in a pot on the range and have an open house. Don't laugh. It worked for me. ("Oh, gee, it smells so home-y and clean. Let's buy THIS one!") A realistic price and decent market helps too.

front of the house, yard is the inviting enviroment you create will be a factor

ask a fare price for your property and it eventully sell if you over price it to much,you have to wait for a sucker
