You need all the properties of one color to start putting up houses. If you run out of money, you can 'mortgage' the properties by flipping over the card and you recieve half the value from the bank. You cannot collect rent on a mortgaged property and if it has houses on it, you have to sell them back to the bank for half-price when you mortgage. You pay off the mortgage all at once, not in installments and you buy the houses back at thier regular price.

Mortgages are a way of borrowing money from the bank when you're a little short on cash..

If you look on the back of the Deed Cards for each property, you'll see a "Mortgaged For" amount. This means that you got a loan from the Monopoly Bank, and pledged that property as collateral. You then have to repay the loan (plus 10% interest) in order to get the mortgage released and have the property fully owned by you again.

Unimproved properties can be mortgaged through the Bank at any time. Before an improved property can be mortgaged, all the buildings on all the properties of its colour-group must be sold back to the Bank at half price. The mortgage value is printed on each Title Deed card.

No rent can be collected on mortgaged properties or utilities, but rent can be collected on unmortgaged properties in the same group.

In order to lift the mortgage, the owner must pay the Bank the amount of mortgage plus 10% interest. When all the properties of a colour-group are no longer mortgaged, the owner may begin to buy back houses at full price.

The player who mortgages property retains possession of it and no other player may secure it by lifting the mortgage from the Bank. However, the owner may sell this mortgaged property to another player at any agreed price. If you are the new owner, you may lift the mortgage at once if you wish by paying off the mortgage plus 10% interest to the Bank. If the mortgage is not lifted at once, you must pay the Bank 10% interest when you buy the property and if you lift the mortgage later you must pay the Bank an additional 10% interest as well as the amount of the mortgage.

You can only buy/build houses and hotels if you own all the properties of a given color (i.e. have a 'Monopoly' on that color).

Morgages-
If you are out of money you morgage.
Flip your deed card over and read the value. You collect that amount of money from the bank however you can not receive
rent money from that property anymore until you pay the bank back. Once you payed them back, flip the card over so the nonmorgaged side is face up. Your property is back in business

The uh 2nd question....
You cannot buy houses or hotels when you only have 1 of the propertys. You must have all the propertys from that colour group
in order to start buying houses and hotels on them. When you have all the propertys from a color group you have a monopoy!
Its usually how you get alot of money and win the game.
You can trade with you oppenents to get the properties you want but they have to accept it. If they decline the trade cannot happen

Hope you understand and hope this helps!
I am Monopoly obsessed!
