Which way is more advantage to the landlord...having a lease with the tenant or not having a lease?

Leases always give you legal recourse. Nothing leaves you just that...NOTHING!

Any legal transaction that outlines the landlord - tenant relationship should be in writing. Anyone who would tell you otherwise has never spent time in court trying get someone evicted. Lease and rental agrrements lay out in advance what is expected from both landlord and tenant.

It is always better to have a lease, so that the tenant can know whether they can be there month-to-month or for six months or so. Also, a lease will let the tenant know the rules of the property. You have to protect yourself and your property when you are having someone else stay in it.

lets say you spend alot of $$$$ on fixing up a place: new appliances, carpet, paint...then you have "Bob" move in and he says he will pay you $100 a month to live there...2 months later you don't hear from "Bob" so you go by to see whats up and that new place is empty...everything is gone and it looks like a tornado hit it...

You might get that w/ no lease/rental agreement

A written lease that is for one year or month to month is better to have.It protects you and your tenants in case of a dispute.

have a lease that way if anything happens where they stop paying rent and you take them to court/evict them you have proof that they agreed to pay said amount by sid date every month

if you really have to ask a question like this, it's probably not in your best interest to become a landlord!

month to month rental agreement is the best.
