If the location is in prime market area visited by shoppers or general public, go for some retail activity.

Exploring franchise options could be another opportunity.

I don't know how much more liquid investment you can make, how much additional area you have, what are the location specific features, etc? Mere availability of space is not enough in most good business propositions.
