There are multiple types of hauntings. Ghosts that are actually able to make noises have to pull energy from other sources and the energy they pull is used when the make the noise. I imagine it would take a lot of energy for them to speak.

Here is the real reason:Any building naturally expanse and contracts through the day.In the daytime you can't hear these noises.At night, when everything is quiet you can hear these noises.The noises are basically the wood in the building or house expanding and contracting because of the heat(or cold) and the humidity in the air.

"Deep sighs and moans" as you call them are not actually recorded - your brain simply interprets the soundwaves as deep sighs and moans because, on a subconscious level, the thought of contact with the undead sexually excites you.

Because, it is believed that the souls of those passed on still exist. And that they wish to make contact with whoever maybe living in their house or, territory. Or, at times they might not realize that they are dead, and continue to move as though they are still living.
