We found our dream home and during home inspection we found that it has a radon level of 6.7 (acceptable limit is 4.0). My agent tells me that I can mitigate it .
We are concerned now about its resale value since prospective buyers might pass on ours if it has a mitigation system. Thanks in advance for your response.

First off, is it your dream home, or your dream investment? What's the point of a dream home if you don't plan to live there?

Anyway, don't take your agent's word on mitigation systems; talk to someone who installs them. Find out how much it is, and (assuming you're comfortable with its promise of effectiveness,) make sure that's factored into your offer. Then, you will have less to lose if you do sell your dream home.

My personal opinion is that radon level in your dream home is very high and it may have long-term effects not just for real estate value but also your health.

A study was done on St. Louis, MO homes and found that there is a 20-30 % increased risk of lung cancer.

Plus, the cost of mitigation may be very pricey.

Radon is serious business. The radon will always be there, mitigation system or not, you are just moving the gas not eliminating it. There is another house somewhere, yourreal estate agent is not your best counselor - he's looking to make a sale.
