... i'm in a situation where i had damp in a property that i took over to renovate ... I had a DPC put in at no small expence with a 15 year guarantee etc ... the wall has since been replastered entirely and sized ready for cross lining pre decorations ... however there seems to be a patch at eye level of about a meter wide that has just appeared , i have tryed to dry it out with a radiator but its not moving ... today i'm getting the plaster hacked off again ... BUT THEN WHAT ? just seal it ? there are no leaking pipes in this area , or guttering outside ? Could this be just residual damp maybe ?

If you can, go into the attic and check the roof. There may be a leak that is seeping down the wall. From your description it hard to be exact as to where the dampness is, (basement, 1st floor, 2nd floor, ETC). It does seem that this water problem is regenerating from either plumbing or rain. I'd start with the roof.

Only a guess. If this extends downward close to the floor, the "weep holes" at the base of your foundation may be clogged. On the outside of your walls you may see small openings in the wall near the ground, spaced all around the walls. These may be clogged by plant growth and would prevent condensation from being expelled.
As I stated, only a guess.

if the plasters hacked off back to the brick , then you could replaster with a sand /cement mix and add a waterproofer to the mix , scratch the coat , then replaster the patch with multi finish

from past experiences with my own bedroom. keep that wall clear objects dont put anything in front of it. Wat ui did was that i inserted a vent in my room. You can also get some damp stuff(sorry forgotten what its called) from b&q. dont knocw the plaster off leave it on and put the atuff from B&Q on it

You might want to have a roofer come out and check your roof sounds like you may have a leak....Me and hubby own a roofing company and we see this alot

move...watch out for mold...sometimes those tings have a life of there own.
