What is best in Pune. Flat or Plot. How much will each cost on average. (Current rate).

I am trying to invest in Pune. Basically my point is to invest for 2-3 years right now. I am planning to come back to India after 3 years. After that I will use this property. So what is best at this point. Buy a flat or invest in Land or bunglow plot.?

I am not familiar with the market in Pune. However, I can make some general comments. I presume you want to buy now because you expect the market to go up in the next 2-3 years. If that is the case, then the answer depends on your need for cash flow. If land costs money to maintain (taxes, insurance, etc) and you cannot afford it, then you will need to buy income-producing property such as a flat.

If your objective is for the value of your investment to grow while you are gone, and you can afford to hold the land, then buy the land. It is far more leveraged to the local market than improved property would be.
