Go to a place that sells legal forms and get an Offer to Purchase. Be sure to list all the contingencies you want: financing, septic inspection, home inspection, haz mat inspections, water quality, all the dates: offer acceptance, signing of Purchase and Sale Agreement, closing date, quality of title - free of liens, encumbrances, restrictions and the like.
This is serious business. You would be well advised having an attorney draw it up. The money will be well spent. Often you can use the same attorney throughout the entire process, especially if you will be getting financing.
It is never more true than in real estate: A person who represents himself has a fool for a client. The stakes can be high. Not all sellers are honorable.
