She has no other boyfriend and has a chance with a great guy who has his own house and great values and an awesome career, but she won't put in the effort with him and keeps running back to the jerk. Any good advice I can give her as a concerned friend?

You have every right to be concerned about your friend. The best thing you can do is to stay out of it. I know that it'll be hard, but let her make her own mistakes. I know that you have the urge to tell her the truth and be there for her but let her make her own decisions. Even if you tell her about this other guy who is using her, more than likely, she will not listen to you. Let her learn the hard way. Once she learns the hard way about the guy that is using her, hopefully she will learn from her mistake and not repeat it again. It is a part of life unfortunately. You can still be there for her but just stay out of it.
