I have a slight leak in my extension flat roof (14ft x 20ft)- Is it better to patch it up with something or getting some sort of sealant and painting it on there?

Thompsons roof seal is a good starting point.

It's so quick and cheap I wouldn't bother with anything else.

I didn't have any leaks but it was a just in case job. My roof to the kitchen extension has been on for about 12-13 years and needed a bit of a tart-up. Just finished it today. Originally quoted £2000!
Started with pre-tarred strip from B&Q for the edges (covered over original) then some paint on or brush (broom) on bitumen from B&Q, their own make, £13 a large tin. Used five of these + 2 tins of Emergency Repair bitumen for the edges and joins. Total cost was approx £120. (Took all the stones off first, washed them with a hose, and put them back the following day)
If I say so myself, a good job and saved heaps.

It depends on how bad the leak is . There are some fine roll on products such as elastomeric where you can roll it on and will seal and stretch with your roof. If it is a large leak, I would suggest a torch down roof. But be very careful with technique as not to catch anything on fire. If you are not experienced with this type of roofing though I would go with the roll on product. It comes in white or Aluminum

this depends on the product already on your roof.if it is asphalt roofing then you can use tar.if it is a rubber membrane or similar type,they have products for patching.i have been roofing in the northeast US for 20 yrs. and for a truly flat roof nothing beats epmd 060 rubber membrane.it is more expensive but well worth it in the long run.also the insulation pads that are used beneath can be purchased to add a slight pitch on the roof.good luck.
