The present tenant is vacating next week. Rent is £595 pcm. One months deposit. Bank and character references are required. The flat can be unfurnished or partly furnished.

There are lots of websites that can help you, such as:

rightmove.co.uk
findaproperty.co.uk

But most charge fees to landlords

A free site that might help is gumtree.com, whilst their listings are basic it is quite good - and free.

Another site to note is simple2rent.co.uk. It will not launch until later this month but it is totally free for everyone and provides some good services such as:
- free impages/photos
- you can add a doc/brochure on your property
- you can select to have your property automatically emailed to tenants who have saved a search matching their requriements
- and they provide some original research articles.

Finally, when using these sites, make sure you place ads well in advance with a date from when the property will be available. You will find many tenants looking up to 2 or 3 months ahead. this way you avoid periods without rent.

He's just concerned you might get lulled into online relationships with strangers like some people do, but teenagers more so. Remind your parents that whatever you do on your computer, you can do elsewhere and so you'd like to ask for a little trust and privacy. Say you'll have an open door policy, which is different than an actual open door. That's where you'll answer your closed door when asked to. I'm guessing he caught you doing something bad once (doesn't have to be in your room) or you hang around people he doesn't approve of or pretty much anything else that makes him not trust you. In reality, that's bad parenting.

go to your browser and ask "flats to let Maidstone" this should throw up a number of letting agencies in the area - fill in the details and they will email you with possible tenants

I'd go with a local agency - they can do all the financial vetting for you, and they don't have be agents for the property for the whole tenancy, they can just arrange the next tenants for you.

Try putting an add on www.gumtree.com most people i know search there for flat rentals.
