A good alternative to a hotel in Santa Barbara/San Diego?

Question

A friend is looking for long-term housing (2-3 months maximum) near the water, nothing fancy, or expensive, but safe and clean.

Needed sometime in December through March, condo/townhouse, what do you suggest? Bringing one small well-behaved pet. She's a writer, are there writer's retreats maybe? She can housesit, has done that in the past.

Any landlords or rental agents have ideas?

There are vacation rentals on Mission Beach. I prefer the bay side to the Beach side, it's a little quieter. I'm sure there are rental agencies online.
