Get an attorney familiar with commercial leases. Doing it on your own is extremely risky. The lawyer will cost you MUCH LESS in the long run.
If your tenant has half a brain, they'll have it reviewed by an attorney so you might as well do the same. And if they don't, do you really want someone that business-stupid running your place??
