is there any kind of discloser clause in a lease? we were also told we had a garage door opener, this was all included in the lease price. is there anything we can do?

If it does not state that those were included specifically IN THE LEASE, then it is very unlikely that you can do anything at all. I suggest you read your lease carefully and, if after reading it you still have reason to believe you should have had both items, I suggest you speak to a lawyer. There may be nothing you can do.

You must not live in Florida, That's the FIRST ?? you ask! There isn't any law saying you have to have an AC. If there is one and the lease states that the landlord is responsible for repairs then they have to fix it.If the lease has the garage door opener mentioned in it and it doesn't work and they won't fix it then don't pay the rent until they do. Did you enquire about air conditioning when you were looking into leasing the place? Did you look at the place before you signed on the dotted line? Does it even really matter that there's no ac? Keep hounding them about the garage door opener though, as this one seems more plausible!

As the people above said, read your lease!

Read your lease. If it's not in writing, it probably isn't going to happen, unless you're fortunate enough to have leased from someone who has integrity and stands by their word.
As for AC, you can always buy the smaller window units.

Air Conditioning is just like a refrigerator, stove etc... You must not have looked the house over all that well before signing the lease.. sounds to me like you're gonna have to pony up and buy one or get some industrial fans to cool that la casa down.

Call the proprietor and acknowledge that the air conditioner is broken.(Also notify in writing). Allow ample time for repairs or acknowledgement from owner that your letter has been received and what they are going to do about it. Something similar happened to me and owner allowed me to move in another unit where air conditioner worked. Always talk to owner(management) first. Never take matters into your hands.(Check with Better Business Bureau andfind out if management is a reputable one.)OH YES YOU ARE STILL OBLIGATED TO PAY THE RENT
