Has the Freeholder the right to demand access to the property and every room owned by a leasehold arrangement.
Is there a law that protects the Leaseholder form unreasonable demands made by the Leaseholder?
What rights has teh Leaseholder got in respect to access. when can he deny access and when not.

It all depends on what is in the lease!!! Mostly the freeholder is covered to check the property out AFTER GIVING REASONABLE NOTICE to the tenant and has to be at a reasonable time UNLESS IN AN EMERGENCY. Really you need to see the lease, there is no law that covers every property but most landlords would use common sense. It would be fair to deny access in the middle of the night but not really at 2pm in the afternoon but you would not be able to deny access completely.

I would say that the answer is no,but it will depend upon the wording in the lease which you will have signed.I imagine that the freeholder would need a good reason to enter the property and not just come and go as they please.Here are a couple of places to try and ascertain your rights in this matter
