Pros: No kids waking you at 7am.
Neighbors who are likely to be your social peers.

Cons: Not a lot these days as seniors are the fastest growing age group, so it will be a long time before demand for senior only communities fade.

You are obviously limited as to who you can sell your home to.

There are often other restrictive covenants. Some can be a big pain in the ****.

Advantage: Far fewer rugrats running around. Maybe. Likely to be LOTS during the summer when school is out, though. Think: Grandkids!

Disadvangate: Much smaller pool of buyers if you choose to sell.

Advantage: Likely to be more quiet. Unless a bunch of retired Hell's Angels moves in. Wouldn't bother me, though. ;)

Disadvantage: Few if any hot neighbor ladies running around in bikinis. Think: 60-something biker-chicks running around nekkid.
