-First off, this is a brand new home coming directly from thr builder (Ryland). We will be the first people toever occupy the home.
-We have been walking through the house on a weely basis just to check the progress and mostly because we are really excited about buying our first home. While we walk through, we have noticed little "imperfections" here and there that have caused us a little concern.
-Our final walk through is in about 4 weeks and my wife and I were both curious of how picky we should be?
-For the most part, things look to be in great shape, but there is a door jam where the entire piece of wood is gouged (sp?) and chipped and splintered. On one of the air vents, there is noticeable gap between the vent and the ceiling. There are two small dents (the size of a half dollar) on the very bottom of the aluminum garage door a larger dent on the inside door that leads to the garage.
-Should we expect them to fix even the minorist of impefections? Are webeing too picky?

You are paying good money for the home that you wanted. Be very picky! Get everything fixed the way that it should be. My advice, start making a list now of all the " little" things that you are noticing so that you don't forget something. Even the smallest detail could turn into a major problem of not fixed so don't let anything go. If you leave that chipped and splintered door jam, it could turn into a fully cracked one needing a complete replacement in no time.
If you have concerns talk to the builder now and let them know. Maybe they could get started on those smaller not so big jobs now and it won't hold things up when the final walk through comes up.

You are paying full price for these items aren't you? If so, then I believe you should get things perfect or near perfect. The builders count on people being too scared to say anything. Gouged moulding?! NO way. Gap in the air vent? No. This is simply careless workmanship which does happen of course, but should be fixed. Either that, or ask for monetary compensation. I know people who are WAY more picky than that and still get what they want. The squeaky wheel gets the oil.

you have every right to be picky, you're the ones who are paying the company building the property.
i had some problems when i brought my new house ( i checked on the building progress 2 times aweek) with things such as small cracks on the wall, some doors not closing properly etc and i also found a leak in the bathroom.
i suggest that you make a list of everything that you find wrong with the house no matter how small it is and present it Ryland.
they are obligated to repair/make safe anything that is wrong.
( don't forget, a small problem now might end up a large problem in a few years

I would expect them to fix what they could.
Especially things like the door jam and vent. The dents in the door that would be a decision you would have to make.
By law they should fix or replace it especially if they have a warrenty. They will be getting you to sign a release for the home that will say you are satisfied so make sure you are...

so I've been building houses for a while and usually the homeowner will walk through and make a punch list of things they don't like or want done.. contractors hate this but who cares its your money your investment your home be picky... and doors are a really important thing on a house at least in my eyes. i think that right now when you do your walk through take a pen and paper and write down the things that look wrong or bad and give it to the contractor and congrats on the new home

I answered this question before but here it is again; We worked in construction doing the final cleaning on homes. If you aren*t picky you will never get anything fixed unless you pay for it yourself;; Make sure everything is fixed BEFORE you close.
Be very picky or expect to live with it forever. MAKE the builder fix everything to your satisfacstion or refuse to close until it is.
After all they want their money and unless you they agred to fix it , they won*t get paid.GET IT IN WRITING!!!!!

YES!!! you should be as picky as possible!!! dont let anything slide by because then you will have to deal with the warranty department to get anything fixed. And let me tell you that is no picnic! Be very picky...when i bought my townhouse i wasnt picky enough and now im upset!!! they will say...well we cant really do that...and you should say yes you can! and push them because they can! if you dont now you will be very unhappy and wish you had. Get your realtor to talk to them about possibly not signing the mortgage and stuff like that if they fuss too much, but they should fix ANYTHING that you see wrong with it!!

Be as picky as you want--you're spending a lot of money on this house, and it should be the way you want it. Remember, you're the customer, and the customer is always right.
