Do I need a permit to change my garage door and opener in South San Francisco, CA?

I plan on having someone change my garage door and opener. One company is telling me that I need a permit and another saying 'no'. Who is telling the truth?

OK. There's the door, and then there's the opener.

I don't think the city cares if you change your garage door. They definitely won't care if you change the opener.

However, if you live in a planned community and have a home owner's association, they may care about what your new garage door looks like 'cause it may not match what your neighbors' doors. But even they cannot tell you what garage door opener to use as long as it's inside your garage.

I've never heard of needing a permit for a garage door unless you are changing the structure to accomodate it. If you are simply replacing an existing door with a new one, you don't need a permit. If you are modifying the garage, say, replacing two small doors for one large door, then yes, you need a permit. The town will want to see that the door has a properly sized header and that the modifications are up to code.
The garage door opener is a non-issue.
