I am a renter who's landlord has this same rule. When I went to look at the space and have my interview, she just informed me that this is the rule for the house. I didn't have a problem with it. I don't know if legally there is an issue of asking a person to do this. But with housing the way it is right now you most likely will not have a problem finding a renter who will obey this simple request.

I dont think you can really enforce that. that is what a security deposit is for unless you tell them before they move in but if you had a new renter i would say something like this as your walking in the door i just layed the floor carpet or whatever would you mind taking your shoes off and whenever going over the paperwork just be like i know as crazy as this sounds would you guys not wear shoes in the house and ask your guest to do the same i replaced the floor in this place x amount of times and its getting pretty costly and if they refuse you dont have to rent to them

It expresses a certain paternalism, as if you demand the same sort of subservience one would show to parents. What you will need to do is charge enough rent to be able to afford having your carpets maintained and hope that tenants will still rent from you. Incidentally, do you make many such demands from your rentors? If so, you are headed for a very frustrating life as a landlord, and you might want to consider another vocation.

I'm sorry to burst your bubble but you can't. Once is rented in their home they can do ANYTHING they want. If you are so worry about it then don' t rent the property., I find been hostile with tenants is not a good start, Specially when 99.9% of the landlords are abuser by nature. What will be next? don't walk naked inside the home, or don't take a bath for more than 10-minutes?

I think your going a bit overboard, even if you found people who would do the same thing normally, I would hesitate renting from you as a landlord, because you are a stickler for such things. I would be thinking in my mind, well I always do that, but such an odd request to have it in a lease, what else? Going to come by and make sure my grass is precisely mowed at 3 inch cut?

Unfortunately you cannot. I also do not wear shoes in my own home, but that is by custom which I could not ask my renters to follow in their units. However, if they are renting IN your home, not a separate residence you may politely ask that they follow your custom as you do your guests.

Get over it. I think it is beyond rude and inconsiderate for people to make guests suck up to their rug. It tells me they value their stinkin' rugs more than the company of friends and family. Next time buy a darker rug. Besides, it's unrealistic to think carpets won't otherwise need to be cleaned from time to time.
Sure, they're free to make the rule, but I am free to turn away, in which case they'll be the big losers. I can't imagine much of interest coming from people whose value system is so self absorbed and out of whack.
