he keeps on telling me false stories and gives me false hopes. his words are far different from his deeds.

You're not being very honest to yourself. You can't make someone do something like that, unless you....no that's not going to work. Stop lying to yourself. Accept him as he is or forget it. Those are your choices; but if you stay then don't blame him or anyone else for what you did if things go wrong.
If you want to put some serious work into it at the risk of no success, figure him out as the human that he is. Figure out why he's doing it. Is there a trill to the adventure? Is it something you're doing? YOU DON'T WANT TO DO THIS. THE GAME STOPS OR IT'S OVER.
Us the Maxwell concept, "If it ain't broken don't change it. If he don't stop the games immediately his broken.
