You are going to be extrememly limited on the number of lenders willing to finance this for you. The enviromental's alone are going to cost you close to, if not more than 100k. The best optoin is to contact WaWa directly and seek private financing through them. The terms are usually such that the first few years of operation you are an employee of them working to pay off the loan they have provided to complete the construction.

You can contact WaWa at their website under Real Estate. They have guidelines for submitting new locations for new stores.

This is more likely to be a problem at those smaller "mom-and-pop" gas stations which don't have enough revenue to purchase sophisticated security systems. Or maybe they're just too cheap.

well first of all you will need a ton of money for underground gas tanks. call WaWa for starters.
