I live in Central FL, but I'm familiar with what happens all over our state.
I'd begin advertising a year in advance, although that seems to be a Moot point now, for you.
In my area, there are many vacancies, but owned, and kept as summer housing. Primarily they are people who also own homes in places like Canada, Michigan, etc... you get the point I hope.
Those "neighbors" of mine are already gone,,,back to their North Country housing, but will likely return around October/November??? It varies.
To list a FL home, you should focus on that market and add locals, in sooo many web site realty related areas,,,IE: CraigsList.com
The "Snowbirds" who are looking,,, are looking NOW, especially those who don't have winter quarters, or have a friend/family member in that situation.
Best, is relative and subjective. The market will never retreat by much, and as long as Global warming doesn't make Orlando, Beach front property, FL will enjoy an influx of buyers.
