use a real estate company to lease it for you. They usually take about 7 % of the rental amount.

Don't lease, use a month to month rental agreement. Lease's lock in renters and give them many more rights than you as the owner. Month to month allows you to give a thirty day notice for any reason. With a lease, if you make a mistake and get a not so great tenant you are stuck. Unless they make a huge mistake and give a solid reason for eviction you will not be able to get rid of them until the lease is up. There are many rental agencies which will do the work for you. I use them all the time. I do not like the idea of getting in a renter who seems great initially and then becomes suspect in their behavoirs. I would hate for the Federal Government to decide my house or complex is "criminally culpable" due to drug activities or a renter in possesion, and have it confiscated. It happens more often than many would think. I knew peope who this has happened to. Even though they are only renting it out, the Federal Government has rules which make the property the criminal and allows them to confiscate it. Good luck deciding how you want to handle this issue. We each have to decide what works for us and then stick with it.
