my wife and i are having a hard time saving for our downpayment because we are paying for her college out of pocket. Looking for any and all info for down payment assistance for first time homebuyers in the NY Metro area.

When my wife and I bought our first house last year, we had a hard time trying to figure out how to get a down payment. We decided to go check different mortgage companies and discovered that although it is very helpful to have a down payment, it is not necessary in order to buy a home. Mortgage companies are like auto sales people. they will try to get the most out of you; but they won't offer you the best unless they see the possibility of losing you as a costumer. All mortgage companies have different programs that suit each costumer according to their needs (good credit,bad credit, no down, no ss number, and so on). I would suggest trying different creditors; perhaps one of them will have a program that will fit your economic situation. Now, if you already did what I mentioned before, you can try the following page www.hud.gov They have a lot of resources about grants, low income credit and stuff like that.

Contact a local Citimortgage in your area and ask for the Lending Consultant who specializes in Down Payment Programs. I work for Citimortgage in California and work with many Counties and City programs in my area. I know there are many programs available in New York. You just need the right person to help you find the programs and they will check the eligibility requirements.

Real estate is taking a dump right now. It's not the best time to buy a house. Not only that, do you really want a mortgage when you're paying for your wife's schooling out of pocket?

There all kinds of help. You could go to a bank or look on the web for grants.
