probably low on freon but if that is so you also probably have a leak. since you ask the question you will need a HVAC tech. to find leak and charge unit with freon.

this is what happens wen you go all out and toss money into the wind . you thought it would be a fine set up. but a house is just like anything else .if you buy a new car it will have problems. you no doubt pushed the contractor to get it done . but you should have took your time. the frame needs time to settle in before the dry wall is in place. then it needs time to set before the paint. and no doubt that you have a gas heater AC unit so the air is coming in from there .and you need to make sure that if it has a fresh air setting that it is turned off . as for the pipe exchange i take it that is for the AC and you dint have the contractor that installed it come look at it . you jumped the gun and the one you had come in after just screwed you out of money . actually you screwed yourself out of the money by not planning ahead. you could have broken up the building of the house in to sections and had better job and spent less. the single contractor just wants to get the job done so he can move to the next and he sub contracts out the construction. and you pay him to do what you should have done to start with. and as for the grout well grout is a mess and you would have a longer life and an easer time fixing it if you had uses a silicone instead . and again you messed up you finally got the money to build a home you rushed it and now your paying the price of letting someone control how it is to be done. you suffer from a common case of more dollars than cents sense

It sounds like the defrost timer may be bad. Turn the unit off for a couple hours. Restart it & if it cools O.K. for an hour or two then goes bad again that is your problem.
That is a job for the repairman.

Find out who the installer was, and have him check it out. Try setting your temp at a higher setting. Most people think that 70 is the perfect temp for inside during summer months.
Try 78, just a comfy, not as chilling.

It's possibly short cycling due to being oversized for the home it's trying to cool.
