I just had my house appraised.
He looked alot at the windows. The doors are the first impression, and of course the flooring but the flooring was merely cosmetic. The countertops and cupboards are a huge selling point.
when you try to sell make sure you turn all the lights on in the house. My realtor taught us this trick. Things look better in bright light.
My house got dinged because there is a crack in the motar outside. They are worried about structure damage and it is a super old home but the varmits have dug around the foundation...ground squirrels.

The largest seller of a house is the kitchen and bathroom simply because they cost the most to remodel. when selling your home keep the house free of clutter, inside and outside. You might want to think about putting things in storage until the house sells. reason? people get a clearer idea in there mind of how this house will look with there furniture. Clutter will drown there vision. Don't be afraid to spend a thousand or two to spruce up with painting etc: fix those minor repairs you over looked for years. in the end, you will get back more than you think. good luck!

Clean up clutter and repaint interior and exterior if needed, if carpets are in good shape and neutral in color a good shampooing should do, good curb appeal, get rid of over grown shrubs and plant new ones and some colorful flowers, put the bulk of any remodel in kitchens and baths. Choose neutral pallet for interior painting, creams, beige etc. Use nice accessories to decorate with, spalshes of color. You can find alot of accessory items at yard sales and Goodwill stores.....Good Luck

Make it look new. Add paint in neutral colors. Have the carpet cleaned. Kitchen remodels and Bathrooms add the most value to your home. Curb appeal is great too. Caulk and paint the doors and trim.

There's a study in the book Freakonomics that list five terms in real estate ads that are correlated with a higher sales price. Those terms are:
"Granite", "State-of-the-Art", "Corian", "Maple", "Gourmet"
So statistically, these things seem to add value to a house. Requires some interpretation as to what it means, but it's still interesting.

lots of things: but mostly you want to get rid of the "dated" look. Get rid of popcorn ceilings, brass fixtures, old windows, etc. Also bathrooms and kitchens are hugely important: modern fixtures, nice flooring, stone etc. Anything that gives the "illusion" of luxury. Also open floor plans and hardwood floors... windows, yes, siding NO!, and carpet no, I'd do hardwood, and let them put down rugs. Carpet is OUT! hope it helped....
