My companies name is Laramie Custom Homes LLC. I am looking to purchase a 70 acre parcel of land in New Mexico and build a custom home development that will be gated, will have 248 custom homes, have 2 community pools, a homeowners association, a raquet ball court, a secured mail facility, and a full gym for use of residents and their guests.

the land is going to cost $500,000 then in order to bring in utilities, and with all of the start up costs an investor who would consider putting forth $800,000 could also be my partner 49% shareholder of my company Laramie custom homes LLC.

Dude, best of luck. I have no money but some advice.

Give people numbers. Find out how much money you need, how much a house would sell for in NM, and how much total money an investor could make with you. With those numbers, you'll have plently of investors.

Don't forget, investors want to know risk vs. return. The lower the risk and the higher the return, the more investors will come to you if you give them the numbers.

Sounds good, but I shouldn't be investing in real estate right now (no money). But here's a helpful suggestion: Get some financial projections and people will beg you to take their money. At least, I think so. good luck!
