The fridge makes my food spoil and mold grows in their. The Freezer over freezes my meats and they are uncookable. The fridge is probably older than 17 years. Should I buy the fridge or should the lanlord buy it since im just a renter ?

The landlord is responsible for the appliances in the apartment. If you buy the fridge, you can deduct it from your rent.
p.s. You can also deduct the cost of the food that spoiled..I did it.

Normally it is the landlord's responsibility but there are certain things that you can do. First check your lease and make sure that there's nothing in there that says it's your fault.

Then, tell him what is happening. If he doesn't go out and immediately buy you a new fridge then I would buy one myself and either hand him the receipt and tell him to reimburse you or I would deduct it from the rent.

You may want to check your state's landlord/tenant laws and make sure that this is ok to do first. But most states will allow you to do something like this because of the circumstances.

When this happened to us, we had to bug the landlord for almst a year but we finally got a new fridge.

As long as you are not at fault for the fridge being broken it is your landlords responsiblity. First call your landlord and have them look at it. There could be a possiblity that it could be fixed. If after that it can't be fixed than the landlord should replace it. I mean if the water heater broke you aren't responsible for it unless you broke it yourself.

I live in an apartment too. My oven was broken. The bottom coil wasn't heating up and two of the coils on the stove wouldn't heat up. So they had a maintenence guy come look at it a couple of times. When he couldn't get it fixed he put in a order to replace the stove.

So like I said as long as you didn't break it call up your landlord to either fix or replace it is the landlords responsiblity to upkeep the apartment.

The landlord should pay for it, but who knows where the fridge would come from so maybe you should buy your own, some landlords will try anything to get out of buying stuff until they really have to and then when they do it'll be almost just as bad as the one that broke down. If you do buy your own you'd better let him know and keep the receipt so you have proof of your purchase so nothing lawsuits will happen.

Check your lease. It should be specified if the rent includes use of appliances. If it does, then your landlord is responsible for getting you a new fridge. If he's a good landlord he will do this. But you can always store the old one and buy a new one for yourself. Just take the new one with you if you move. My husband and I did this once when we were renting and couldn't get the landlord to fix anything.

I too am a renter and 2 yrs. ago my refrigerator went out completely. Since the appliances(stove, fridge) were in the apt. when I moved in, my Landlord was responsible for replacing them. I contacted her and she gave me the option of getting a used one myself (up to a certain amount) and taking it off my rent or waiting for the maintenance guy to bring one. I opted to get it myself as I did'nt want to wait. Renters have rights too. I have a great Landlord though. They are responsible for all maintenance issues (heating,air, appliances,plumbing) regarding your apartment to make it liveable.Talk to your Landlord first and see what he says. A fridge is a necessity! If you opt to buy one yourself make sure your Landlord is aware you will take it with you when you move. There are laws to protect renters. If you have a lease read it thoroughly to see what it says about the Landlord's responsibilities to the tenants. Good Luck Pat

If you still have the lease it should be in there what are the responsiblities of the landlord. If you do not have a copy of the lease then maybe some one else in the apartment can shed some light on the situation for you. But in most cases the landlord is responsible for appliance repair and such. If the lease doesnt say then it wouldnt hurt to call and tell them your problem to see what they say. Goodluck

if the fridge was there when you moved in i would say the landlord should and if you end up buying it - take it with you when you leave and make sure that is clear with the landlord....inevitibly he is gonna have to buy a fridge....

you should call the apt management, they have to replace the appliance for you, if the reasons that the fridge stopped running is mechanical, they are responsible!

If you are renting the land lord should buy it. (You did not bring the fridge with you right?) I am sure it is included in your rental contract if you review that.
