You need to hire a licensed professional land surveyor to make the measurements. The measurements that you have made are not legal. Only a licensed professional land surveyor can make measurements that are legal in court. Look in the yellow pages under "surveyors", call some of them, and explain what you need.

If you are talking about the land, there should be metal survey pins in the ground, one at each of the 4 corners of the lot. They may be difficult to find without a metal detector.
If push comes to shove, you may have to hire a surveyor it come and do a survey.

Contact your city or town zoning member and have them come out to show or measure your property.

If you are comparing home sizes, then contact your local city or town assessor and ask them what the square footage of your home is.

Good luck!
