We have an old porch which really should be replaced....but in the meantime, what's the best type of paint for the floor and steps? I have to repaint it every year, and I'm really getting tired of it. It just flakes and peels like crazy. I've used Latex paint, which is useless. Is it worthwhile to use a primer like Kilz, and/or is an oil-based paint really any better? Or is there something else I can do to extend the life of the paint a little?

And what about adding texture to make it non-slip? Should I add texture to the paint, or toss some sand on it before it dries? And hey, will that help prevent peeling too?

1. relax. im a prof painter. I have my own company.
2. anything you add to the paint like sand will decrease the life as it will rub off a little each time you walk on it.

Sand is good but get the nonslip paint additive from home depot, it is good. then paint the first coat with oil paint, grey seal is wonderful brand, or sherwin williams. don't skimp on the paint or it wont last as long. and get the best not the cheaper ones.

put a lillte paint (oil paint) in an empty can and add a little paint thinner and paint the first coat with a watery mixture and no texture... this will soak in to the wood and your second coat will cover better. still on the second coat dont add texture. paint it straight paint. then the 3rd coat paint without the texture where you dont want texture then add the texture and paint the parts you want the texture......

have a second way in the house because oil takes a while to cure and will need at least 24 hours to dry........... anything else then email me at my id @ yahoo

If the porch is wood then sand it down and use oil based paint.
If it is cement then you will need to sandblast it and get a good masonry paint.
They make a grit that can be mixed right in the paint and most stores that sell paint will add if for you and shake it.

Go to a good paint store (not Lowe's or Home Depot) and get cement paint...I painted mine many years ago and today still looks good...and you can get it made to what color you want...

Lowes has some good porch and floor enamel that already has sand in it.

there is special paint for concrete floors indoor/outdoor ,it will last 20 + years,you can find it any were,home depot,ect.
