I have been living in my current town home with 3 other roommates for the past year in a college town, but my neighborhood is almost entirely families with kids and what not. Where can I find out what zoning area this is?? Go Salukis!!

I would type in the name of your town + zoning, and that would give you a list of resources that you can check.

Here in my community, the zones tell us what kind of homes, like single family, multi family (apartments) or business. They don't separate students as being different from family. The word "family" applies to any group of people living in a house, as different from "business" use.
