When a person yawns it is usually due to the lack of oxygen to the brain. When we see a person yawning our brain interprets it as low level of oxygen in the air.As a result we yawn.

The only agreed upon theory is that this 'contagion' of yawning has a function of syncronizing the sleep of co-habitating family members. Perhaps it ensures that minors requiring supervision sleep when the adults sleep, or that all wake and sleep together to maximize their ability to help each other.
It is 'herd' or 'pack' instinct.

this may well be a exceedingly debated situation, yet i think of it deals with air tension. once you yawn, the air tension in the room differences, so others might desire to yawn to neutralize their ears too. Its strange.
