I would like the USA's national average or median please. (I know that doesn't tell me about my specific area but I just need a number that's the sum off all inbetween).

It depends on the market. Commercial property in LA will cost more than in rural Iowa. Get a realtor involved and they should be able to walk you through the process of finding out all the details. Each area will have it's own average. You can't average all of the US's commercial properties because there is such a disparity in pricing so the average isn't representative of any specific city.

Make sure to get a buyer's realtor. They work for you, not the seller and have your interests in mind.

Usually 15,000 to 20,000 square feet for two story professional building..
