If you live in that area of India or want to move to that area or are just looking for land investment, from what's being said real estate prices are climbing.
But, look into it very closely because in many places in the world unscrupulous real estate dealers inflate prices and continue doing it to create artificially high prices to make huge profits.
Then, the 'bubble' bursts and the buyers are left with property worth far less than what they paid for it.

Noida and Greater Noida Expressway are seen as the best place to invest in today's time. The properties in these areas guarantee appreciation in another 3-4 year’s. Construction is in full swing and the entire township is well planned to accommodate as many as 50 to 60 thousand families with best of the amenities like schools, colleges, malls, golf course, multiplex and many more. I have bought a flat at sec 144 Noida expressway with Unnati Fortune Group for investment purpose and I am pretty sure that the place will be worth every penny that I have invested in another 1-2 years.

If you want to invest in real estate in greate noida then i would like to suggest you best project in greate noida "Paramount Golfforeste " Its best luxury project and starting price 600000 and instance passion. So according to me you could buy villa. I already bought the villa in that project Golfforeste.
If i am talking about to pollution very less among the other place that's why its great properties.

The highest and best use of land is put a single family dwelling on it. Instead of raw land why don't you look at developed real estate instead. If you buy it hold it. Over the long term real estate goes one way UP!

The rates are not as high as the property in Gurgaon or even Faridabad. You can still get a descent size 2 BHK apartment as low as 20 to 25 lacs. Yes there are developers who are offering flats at such a low price.

yeah ppl say its all so cool,prosperous n stuff..well i myself have two plots there..but i must say dat da development hasn't bn as gud as it shuld be..a bit slow on development u c..graeter noida was pegged as NRI city..as a highly developed n profitable avenue but i must say it hasn't bn all dat gud too as expected but yeah its at least better than Delhi wich is all so cramped now but in any case u gotta listen to ur own heart..n its gonna take a long tym to bn da dream city dat its supposed to be..n thn u have to take into account dat it cums in U.P. n u really cant trust da govt,esp da U.P.govt..neways all da best!!

There are many complaints i found about the land developers in greater noida which is available in google.
So before investing please do verify all legal documents...
