just to add for those of you who think this question out of context...galveston was affected by both hurricane rita and katrina, it would be such a shame to see all these wonderful houses around here go to waste when so many people need homes

Place an ad in your local newspaper. Find someone that is trustworthy, someone who you would like to hang with. Be weary of their motives, and get references. If you have to, do a background check and find out their business ethics. Know your business partners.
There are so many beautiful homes in Galveston,TX. If I were there I would be more than happy to go in as business partners with you. I love to fix up old homes and make them look like a million bucks.
I just moved to Tennessee to do just that same thing that you want to do.

There are no buyers left. You are too late in the cycle and will get hung with propertys that won't sell. The bubble is bursting and a property fire sale will soon begin.
