Depends on the breed. A lot of insurance companies discourage renting to someone with dogs due to the liability. It also depends on the quality of the person renting as well. If they're respectable, neat, employed long term, etc., then I'd probably rent. I would though require an additional security deposit to go towards any damage the dogs might do.

I would have them sign some kind of waiver to protect against the furure potential for damages.. and raise the security deposit accordingly.. however when the time comes that they move on.. they would get their security deposit back in full as long as there was no damage done by the pups. I don't think noise would be a factor unless it was an upstairs apartment with hardwood floors.. typically, the smaller the dog, the smaller the bark :)

I've yet to see a pet deposit that is high enough to cover the eventaul damage that even 1 pet can do. Without a real ownership in the property it's just not likely the renter will make the effort to prevent damage. I'm not against pets....I have one of my own. I've also seen the cost to remove ALL carpeting and ALL sub-flooring in a home to deal with long term unine damage.
Well....I guess if someone wanted to put up a pet deposit of $25,000.00.....I might consider allowing pets again.

Ive been doing maintenance for a landlord that has numerous rentals. Pets do conciderable amounts of damage to property. Not all pet owners are responsible and of course everyone comes across as being the most responsible and cleanest pet owmer in the world untill they move out and the damage is done.
an accident on a new carpet, pet hair, pet odor, scratches on the doors, chewed walls, holes in the yard. poop in the yard. and the list goes on. ive cleaned and repaired rentals that had pets and the cost is hundreds and sometimes thousands of dollars. fixing drywall and replacing carpeting is not cheap!
Landlords are very reluctant to rent to pet owners (especially of cats) because of past experiences. My experiences I would definatly not rent to a pet owner.
