I am not interested in an MLM opportunity. I know its extremely competitive. So no BS okay? Do I need a broker sponsor first?

OK this is what you do. Go to where the loan officers are and see if you can sit down with as many as you can and ask them how and why they do what they do then ask them what you should do. Please forgive me for being frank. I am not trying to sound like a smart a—just like a friend told me if you want to get hit by a truck you don’t sit in your living room and wait for one to come crashing the door – you go out to where the trucks are running
