Does it cost anything or is it just a legal right? I live in town and can't buy the lot but may be able to get an easement. Is there a limit on footage i.e., width, length and etc..

An easement is the right of use over the real property of another. The right is often described as the right to use the land of another for a special purpose. Unlike a lease, an easement does not give the holder a right of "possession" of the property, only a right of use. It is distinguished from a license that only gives one a personal privilege to do something on the land of another.

Easement concepts differ substantially from country to country, and in the U.S. from state to state. You will have to check your city ordinances to find out if there is a limit on size. Most easements tend to be big enough for cars to get through, though.

An easement allows you to use part of someone else's property to access another place if there's no other way (like a road or a lake).

You can be granted an easement based on necessity, or tradition (ie, if you've using your neighbout's field to get to your field for ten years and he sells that field, the new owner can't arbitrarily deny you that access)

An example is my land in the back. I sold an Easement Right-of-Way to the Electric Company. They ran Power lines. I can still do whatever with my property as long as it does not hinder their right-of-way.

it allows you the right to access your property via an adjoining piece of property. usually with the understanding that no one can block that easement at any time.the amount of property use is only enough to give you access to yours.no cost is usually involved except the maintenance.
