brown patch is caused by a fungus. Get some daconil and treet th ewhole yard as just stepping in it will spread the fungi. you will need to treet about every 10-14 days.

Depends on what's causing it. Could be fungus or could be something like cinch bugs. You need an expert to tell you the exact cause before you can fix it.

Try watering, if you live in a really hot and humid climate it might just need water.
