I am going to guess that you are not a real estate expert since you posted the question. There are many pitfalls that await the unsuspecting seller. If you are trying to save some money, look for discount real estate companies. Here in Washington there was (may still be) a company names "For Sale Buy Owner" was much cheaper than conventional agents. The owner did all of the work to find a buyer and then the agent handled all of the paper work, starting escrow etc.

Before I ever bought a house, the first thing I did was pay about $400 for an online course for a California Real Estate license. I took the state exam and passed it. At the very least, I understood what forms were needed, how to set up escrow instructions, the legal side of things and make a list of everything that was required. So my advice to you is, take the time and invest in yourself first so that you don't make any mistakes that you will regret later.

I have some great advice for you. Whether you use a Realtor or not, you are still going to pay a Realtor for their services. They can add allot of value and take a great deal of work off of your hands.
My advice...unless you know what you are doing and have did it many, many times, then get a Realtor. Just so you know, the national statistic of for sale by owners that actually sell their homes themselves is only 10%. So, 90% of those actually end up using a Realtor.
My advice....GET A REALTOR!

You can probably get your house on MLS for a nominal fee. There are plenty of websites to post your listing for free - i.e. craigslist. You will still have to pay buyer's broker's commissions though and put the house on a lock box.
At least hire an attorney so the paperwork isn't screwed up or you end up in a lawsuit.

You could offer it on ebay. Or, put a sign for sale in front of your house. Every day, reduce your asking price by $250 for example. That will draw attention. Or every Monday reduce the price by $500. That will get attention. I guarantee this method will work!

At least use a lawyer who does real estate. Why do expect people to give you free advice when you have just slapped them in the face (the ones who know anything, anyway)?

Build your own website and post notices around the city with the website address...we successfully sold two homes that way. On the website...post as many pictures as possible.

keep it spotless clean!
remove anything that makes it look cluttered,because that makes room look smaller!
make sure to have a contract!
get references!
ask more than what you really want so people can think you are going down on the price!
make sure the yard is clean in uncluttered!and grass cut!
