I am thinking about buying a condo there. It is a little run down, but my understanding is that they are trying to redevelop Essex county. I would be about a block from the mountain train station on the border of south orange.

Orange is an urban, predominantly minority community. There is re-investment in the area - many of the train stations on that line are being rehabed / renovated, and some buildings are being re-done, but you're far from the wealthier West Orange suburbs. With that said, being close to the train station definitely helps property keep its value, and Orange is gradually improving - but it's years away from a full rebound like Hoboken, if it ever gets that far.
