You need to start by figuring out how much a roomer will be costing YOU, as in how much in utilities, how much in loss-of-use of those aspects of your own home this individual will be sharing, etc.

Once you figure that out, you need to consider the old real estate goal: LOCATION LOCATION LOCATION. If you HAVE it, CHARGE ACCORDINGLY, regardless of other relevant trends.

But you DO need to CONSIDER the other trends. Look up ads in the newspaper for rooms in your area or that sound comparable to yours and go actually VIEW those rooms and make an honest comparison.

Find others in the rental business to get input on the overall experience. Even folks in B&B could be of assistance to you in deciding whether rental is right for YOU.

The key thing is, you MUST do a COMPLETE background check, because what you CHARGE can NEVER be offset if this person CLEANS YOU OUT--or KILLS you!

it goes buy whats included, and what the local rate is...call around to other places offering a room in your area, to see what the rate is, and what people are offering...IE you Can charge more for private entrance and Internet access....do a back ground check on any person you will be having in your home. interview there references live.
