Honesty and integrity. Both characteristics are reflected in the agent's willingness to tell you the truths that you do not want to hear (or believe). If all they have to say is 'rosy', then they may not be telling the whole truth, which an honest agent with integrity will do.

you want an active agent with experience in your type and price-range house. you want an agent that you feel comfortable with. go to some open houses in your area for homes in your price-range and talk with the agent. don't mention at first that you are selling, you're just looking at houses in the area. when you meet an agent you feel comfortable with, tell the agent you're looking to list your house, and let the agent take it from there.
you can get free market survey's in some states, but don't choose your agent based solely on who produces the highest market value report.
If you are selling, consider a discount broker (foxon or similar).

Talk to some neighbors. Call a few realtors. Check the Sunday newspapers as they generally have properties on Sundays. By speaking with a realtor, you will 'click' with someone.
